When I first studied finance and started thinking about how to escape the slow erosion of inflation, I looked at property.
I studied it seriously-read books and even took a course.
My biggest mistake was assuming my local property market behaved like the ones I was reading about overseas.
In markets where entrepreneurship and capital formation are strongly encouraged, it's often easier to build portfolios of multiple properties and benefit from appreciation.
In more heavily regulated or tax-burdened markets, the costs associated with owning property can significantly reduce its effectiveness as a store of time, energy, and capital.
