Having just been through the torturous ordeal of buying a house with the proceeds of bitcoin, I thought it might be useful to others to know what is involved.

1. Currently it is possible to buy property with bitcoin directly, but it is very unlikely the vendor would accept it. Bitcoin is not widely liked or understood in Britain and whilst there have been some direct house sales for bitcoin, they are very rare and Capital Gains Tax (CGT) is still payable - because paying someone for a house is counted as a disposal.

2. In addition, it is very unlikely a conveyancing solicitor would allow this transaction as most are not equipped to handle digital asset transactions. Which means you’ll have to sell your bitcoin - not necessarily a comfortable or easy thing. The more years you’ve been hodling the harder it is to exchange your pristine digital capital for filthy, lightweight fiat!

3. It also means you’ll incur a hefty CGT bill - handing many thousands over to the very fiat powers oppressing us with their financial and governmental incompetence. Uncomfortable but necessary: as a City trader used to say to me “Just pay your tax. You’ll sleep at night.” This is particularly true given HMRC’s new AI capabilities. Hyped or not, it isn’t worth testing them.

4. Once you have the fiat in your bank account, you then face the daunting process of solicitor's Anti-Money Laundering (AML) checks. You’ll need proof of the original source of funds you used to buy bitcoin (inheritance, gift, income etc), exchange statements showing the purchases and the sales, bank statements showing the funds in your account, the funds leaving your account, and the proceeds of the bitcoin sale back in your account. They need a full audit trail to satisfy their Proof of Wealth (PoW) and Proof of Funds (PoF) checks.

5. These checks are no joke. They stem from the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017 - https://lawsociety.org.uk/topics/anti-money-laundering/anti-money-laundering-guidance - which place weighty obligations on law firms handling money. In particular, cash purchases of houses are viewed as ‘high risk of money laundering’ so attract enhanced due diligence measures. Solicitors have gone to prison for not tracing the source of even quite trivial sums. Similarly, criminals are targeting solicitors like never before - both for stealing funds through cyberattacks and for laundering money. The regulations are not without genuine cause.

6. Your choice of solicitors will determine whether you are put through potentially weeks of stress as they scrutinise every part of your financial and bitcoin life. Provincial solicitors are likely to say ‘cryptocurrency is high risk and we don’t do high risk’ and either turn you down flat at the beginning (if you are lucky) or put you through a long, drawn out process that could mean you lose the house you are intending to purchase, and lose your will to live with it.

7. There are some national conveyancing firms that are much happier to process bitcoin related house purchases. Thomas Legal https://thomaslegal.co.uk are one such. In our case, they completed their AML checks in one business day. And they were exceptionally friendly and efficient with it. A stark contrast to our first (local) solicitor who took 8 weeks to say that he wasn’t completely satisfied and 'further checks were going to be required’.

8. It certainly felt like the resistance of the fiat system to bitcoin was exemplified by his suspicious attitude. If you work with a firm like this, you’ll find yourself feeling like a criminal - guilty until proven innocent. Very uncomfortable. As is having your entire financial and bitcoin history exposed. Be prepared to reveal all if you want that dream house.

9. An essential component of clearing the AML check quickly was having a Hoptrail Proof of Wealth Report prepared in advance. http://hoptrail.io. This specialist auditing company look at the blockchain and exchange statements, rather than fiat accounts, and ensure your coins are not connected to known criminal wallets, mixers or from ‘dubious' sources such as Silk Road. There are stories of bitcoiners with 8 figure portfolios, not a satoshi of which could be used for house purchases because the coins were tainted - from the fiat system point of view at any rate. Most solicitors do not have these skills in-house so having a Hoptrail report is essential.

10. Because of a combination of the Hoptrail report and extended due diligence at solicitors, don’t expect much change from £10,000 for your conveyancing fees. Add in CGT and you’ll need to sell more bitcoin than you might be comfortable doing to cover all the costs. Note that there has been no requirement to have paid CGT before our funds were approved - contrary to some advice out there.

11. Some might ask ‘why put yourself through this?’. Well, in our case, after hodling for 12 years, it felt like it was time to see some real-world benefits. We’re not young and we want to live somewhere decent for our retirement. Feeling wealthy is no substitute for living in a house that better suits your needs.

12. Britain is still very much in the Dark Ages when it comes to bitcoin adoption and understanding. The vast majority of banks, solicitors, out there are simply follow what the @FCA, @FT, @BBC say about #Bitcoin, but at least some are more enlightened and will help, rather than hinder, your purchase.

We have chosen to leave.

The Discovery

Sometime in the last decade, a threshold was crossed. The tools for genuine exit became real.

Not theoretical. Not "someday when the technology matures." Real, functioning, tested under pressure. A Venezuelan can now store value that his government cannot seize or inflate away. A dissident can publish words that no platform can delete and no state can trace. Two strangers on opposite sides of the Earth can transact without any institution's permission or knowledge. These facts repeat millions of times daily.

The significance of this is easy to miss. For all of human history, exit required physical movement. You could flee one jurisdiction for another, one lord for a different lord, one cage for a slightly larger cage. The territorial monopoly of power seemed as natural as gravity. Where could you go that was not already claimed?

Now there is somewhere to go. A set of protocols rather than a place on a map. A society defined not by borders but by cryptographic keys. A jurisdiction you carry in your pocket, entered by choice and exited at will.

What Changes

When exit becomes possible, the nature of power changes.

A ruler whose subjects cannot leave can afford to be predatory. A ruler whose subjects can vanish into the ether must offer value or be abandoned. Anyone who has moved their savings into sound money, their communication into encrypted channels, their commerce into peer-to-peer networks already knows this. They have already left. The old system simply has not updated its records.

The interesting question is not whether this works. It works. The interesting question is what happens when enough people notice.

Nothing dramatic, most likely. No storming of barricades, no moment of collective uprising. Just a slow bleed of legitimacy as the most productive, most independent, most capable people quietly relocate their lives to systems that do not require their subjugation. The old institutions will continue to exist, issuing proclamations to subjects who are no longer listening, enforcing rules on activities that have moved beyond their reach. They will not fall. They will simply become irrelevant, one person at a time.

The Principles That Emerged

This did not begin with a manifesto. It began with problems to solve and tools to solve them. The principles came later, distilled from what actually worked.

What works is voluntary association. People cooperate when they choose to, defect when they choose to, and bear the consequences of their choices. No authority assigns roles or enforces participation. Reputation emerges from repeated interaction. Trust is earned and verified, not mandated.

What works is individual sovereignty. Each person controls their own keys, their own data, their own identity. No administrator can freeze your account, no committee can vote away your access, no terms of service can change beneath your feet. You own yourself in a way that is mathematically enforced, not legally promised.

What works is building over arguing. The cypherpunks had it right: code beats law. A working alternative accomplishes more than a thousand essays about why alternatives should exist. Too many decades have been spent explaining why freedom matters to people who do not want to hear it. Better to spend that time creating systems that make freedom the default for anyone who chooses to use them.

What does not work is asking permission. Every request for reform is an acknowledgment of authority. Every petition concedes that the petitioned has the right to grant or deny. Those who have left do not concede this. They do not ask. They build, use what they build, and invite others to do the same.

An Open Door

There are no membership requirements here. There is no initiation, no dues, no loyalty oath. There is only a door that is open to anyone who wants to walk through it.

If you are tired of asking permission to live your own life, the door is open. If you want to keep what you earn, say what you think, and associate with whom you choose, the door is open. If you are willing to take responsibility for your own security and your own choices rather than outsourcing them to institutions that do not have your interests at heart, the door is open.

There is no promise of utopia here. Voluntary systems have their own problems, their own failures, their own injustices. What they do not have is the forced participation that makes existing systems inescapable. If something does not work, you can leave it. If someone wrongs you, you can exclude them. If a better alternative emerges, you can adopt it. The freedom to exit is the freedom that makes all other freedoms meaningful.

Some will find this frightening. A world without guaranteed outcomes, without authorities to appeal to, without safety nets woven from other people's labor. The fear is understandable. Most who have left felt it too, before discovering that the safety promised by the old systems was always an illusion, that the guarantees were funded by theft, that the authorities served themselves first and everyone else never.

The fear passes. What replaces it is something better: the quiet confidence of people who have stopped waiting for rescue and started building their own lives.

No Conclusion

There is no conclusion here because the work has no conclusion yet. This is the middle of something, not the end. The parallel society is being built in real time, by countless of people who will never meet, coordinated by nothing more than shared protocols and aligned incentives.

No one knows what it will look like when it is finished. No one needs to know. The beauty of emergent order is that it cannot be designed, only discovered. The direction is clear: away from coercion, toward consent. Away from permission, toward sovereignty. Away from the loud politics of fighting over who controls the cage, toward the quiet work of building lives outside it.

The door is open.

Some Thoughts on Adoption (and other nonsense).

There's this old Louis C.K. clip—recorded long before he was cancelled—that summarizes our modern conundrum well: "Everything's amazing and nobody's happy."

As I was walking towards the hospital today—after a way too early 5:30 rise—it dawned on me that wide-scale nostr adoption (and "proper" wide-scale bitcoin adoption, for that matter) is probably not going to happen. The good news is that it doesn't matter in the grand scheme of things. The bad news is that lots of people will suffer.

"Why so bearish?" I hear you ask. If you know me just a little bit you'll know that, even though I do have many faults, being bearish isn't one of them. I'm still incredibly optimistic when it comes to the adoption and proliferation of freedom tech. Otherwise I wouldn't be doing what I do.

Here's what dawned on me, though: People aren't even interested in their own health, why would they be interested in healthy money? Yes, everyone wants to be healthy. But doing what is necessary to live a healthy lifestyle? Not interested. Not in the least. Usually something really really bad has to happen for people to change their ways. And even that doesn't move the needle in some cases, as plenty of drinkers who still drink after their liver gave up, or plenty a smoker who still smokes after being diagnosed with lung cancer can attest to.

Which brings me to bitcoin treasury companies. Are most of them interested in taking the responsibility of holding their own keys? Are they interested in providing real value while staying humble and stacking sats? No, of course not. They are interested in paper gains, not in a full-blown reorientation that leads to a healthier lifestyle. And I mean that literally: if you truly and fully adopt bitcoin, the responsibility that is entailed by that will result in a reorientation, a re-alignment of values, which will—down the line—lead to more long-term thinking, healthier business practices, more honest value generation, and so on.

To me, this is what "capital B" Bitcoin is about. Change. Real change. A ridiculous proposition to the balance sheet brain.

...which brings me to nostr.

A short stroll through the current iteration of the internet should make clear that the platforms that most people spend their time on are incredibly mis-aligned with humanity. The outrage-machine that we've built for ourselves is keeping us like rats in Skinner boxes, hitting the dopamine button with every swipe and every scroll, no matter what. We've built a machine that is parasitic on humanity, instead of synergistic. We are optimizing for engagement, which means that we are maximizing addiction by shoving a mixture of uppers (porn) and downers (rage bait) down our collective throats. The machine is catering to our lowest selves, as opposed to our highest selves. (We could also optimize for the True, the Good, and the Beautiful, you know. Is that too much to ask?)

But who is to blame for all of that? (And is it worth blaming someone in the first place?)

It is clear to me that the whole military-grade industrial advertising complex that profits from running large-scale and nonstop psychological experiments on the whole fucking population of the earth wouldn't be profitable for long if we would all get our act together. But that won't happen, of course. There won't be a magical finger snap that suddenly shakes us awake from our slumber; that stops us from sleepwalking into dystopia. Just like there won't be a magical finger snap that stops us from our bad habits and unhealthy lifestyles.

Adopting a healthy way of living is hard. It means saying no to the constant onslaught of sugary snacks, fast-food around every corner, and social pressures to indulge. It means taking responsibility for your decisions, cultivating discipline, taking care of your body, your psyche, and yes, also your soul.

A wise man once said that "he who has a 'why' can bear almost any 'how'." And that's what most of us are missing: a strong enough "why." Why go through the trouble of living healthy? It's hard! Why hold your own keys, if someone else can do it for you, and there's even the apparent safety of some insurance? Why cultivate a less destructive relationship to the internet, if you can just autoplay & chill, whether it be with Netflix, YouTube, TikTok, PornHub, or something else? Why not write the snarky comment and trigger a whole cohort of people at the click of a button?

Because it's not healthy, that's why.

"Everything's amazing and nobody's happy." That's the state of the world. Always has been. And I'm to blame too, of course. Sitting in the hospital waiting room, writing these lines, bitching and moaning about the internet, this amazing series of tubes that I so love, warts and all.

But yeah, the internet won't heal itself over night. Neither will the economy, nor the rent-seeking zombie companies that don't provide value, nor the underlying fiat system that broke it all in the first place. It will take lots of time, lots of courage, lots of faith, and lots of responsibility.

It will be hard, but it will also be worth it. And it starts with you.

Assuming you want open source for your private notes, then NotesNook and StandardNotes (premium SN is not open) are great options. Personally I prefer SN.

If you already use vim/nvim, then continue using and sync with SyncThing which works perfectly. Only downside is for phone you have to use a different text editor such as Markor.

Obsidian is very slick, high functionality and seamless, BUT it is not open source, so I wouldn't want my private notes in there.

People are currently infatuated with Micro Strategy / MSTR "because it is a 1.5 leverage play on bitcoin", and are in (deserved) admiration of saylor (npub15dq…lm5m) for beating the S&P 500 so convincingly.

I know people close to me who have worked hard and saved bitcoin, but are now being tempted to exchange BTC for MSTR, spurred on by influencers like American HODL (npub1rtl…jtfs) (I'm a fan) and his latest strong endorsement.

But, MSTR is nothing like BTC. You sell 1 BTC and buy the equivalent value MSTR. You now own a security that is holding ~0.35 BTC on your behalf. The 'BTC yield' isn't yield on your 1 BTC. It is growing the 0.35 BTC up a little higher each year, but nowhere near the original 1 BTC you had.

Yes, I understand Micro Strategy is offering a service that is of value "like an oil company" (see latest Micro Strategy Earnings Call) and therefore trades at a premium. But this is pure speculation just like buying any other company share. The calculation is whether MSTR will generate more value with his company on the 0.65 BTC (the non-BTC treasury part of your 1 BTC investment) than holding the 0.65 BTC would. And in Saylor's own words about other companies, that means MSTR needs to compound more than 29% a year going forwards in terms of company value. That's quite a hurdle - one that very few companies in history have achieved over the long term.

There are good arguments on both sides regarding MSTR, the value the company provides and therefore its premium.

BUT BEFORE SELLING THE SCARCEST FINANCIAL ASSET on earth, one with no counterparty or company director risk, for a speculative asset, one should just THINK VERY HARD.

You may never be able to get the BTC you sold back again.
