I agree that not having a house payment is definitely a huge monkey off your back as a young person and so definitely that's worth it. The difference however is that in this case it's a whole RE portfolio, not just a primary residence, that's being setup using leverage (BRRR strategy) which could blow up in the wake of a crisis similar to the GFC of 08. Furthermore the assumption is she will have reliable tenants for 15 years plus, demographics of the area stay constant such real estate prices will appreciate and not tank, regulations stay constant and property taxes aren't hiked. Not to mention property mgt fees and repairs etc. While this doesn't make it impossible, personally I am generally queasy about deploying that much leverage on an asset that you never truly own and whose value is also dependent on the banks' ability to find qualified debtors in an economy that's largely stagnant.
