In states with direct democracy, say Switzerland for instance, people immediately vote for very low property tax. Something like .3%. Same thing happened in California when they put property tax on the ballot in a referendum. The same direct democracy in these places also vote for tough crime policies. Which is another repeated pattern. There's a real human aversion to permanent property tax on homes. My guess is any real democratic society would make it very low and focus on other taxes to fund government.

2 models of development happening. Western Europe is investing in their cities. Paris. Barcelona. Etc. Making them more walkable and bicycle friendly. They are very nice places to live now. But they are very very expensive. Locking many people out of home ownership and into not so nice surrounding towns. Many eastern European countries have given up trying to make their cities nice and instead are building suburbs where high capital young people go. (Athens, Bucharest, Sofia, Beirut). This leaves the cities cheaper but drains the life out of them.
