I don't know where this would be useful. Maybe on .onion relays, but that creates other risks there.
Now that it's a thing, it cannot be made not a thing.
All the more reason not to plug your nsec into apps. Remote signing is inconvenient for devs sure, and that's what makes it secure. Devs can't fuck with your nsec if they never have access to it.
But for dust and small amounts, I don't think the risk is that high. Just don't use it as money and you don't become a target.

### “高评高贷”的雷来了
曾经那些“零首付”买房的操作，崩了！
这种“高评高贷”的操作最终将不良资产风险转嫁给了银行，直接导致银行风险敞口扩大，不良贷款率随之上升。如果房地产贷款集中于特定区域，甚至可能导致风险区域性集中。
而眼下个别银行的房地产相关不良率已接近国际警戒线。
近日，央视密集曝光“高评高贷”背后的利益链条；银行及监管机构正加强对此类操作的围堵和监管。
什么是“高评高贷”
“高评高贷”，说白了就是故意高估房子身价，让银行多放贷款的违规操作。在房价上涨较快的那几年，其不仅能让购房者“零首付”上车，还能额外套出一笔装修款。市面上所谓的“10成经营贷”，本质都是高评高贷。
2025年3月，广西南宁的陈先生通过当地某找房中介卖出一套二手房，成交价60万元，但网签时，中介却要跟陈先生签订一份70万的合同，因为买家要以70万的价格去银行申请贷款。等到银行的贷款到了陈先生的账户上，陈先生还必须将多余的部分再转给买家。
再举个例子，用数字说话：
一套实际成交价115万元的房子，按照首付比例15%计算，首付款约17万元，银行贷款接近98万元。但通过将评估价提升至158万元，并制作一份对应的158万元虚假成交合同，银行可据此批复超过134万元贷款，支付首付款约24万元。
卖方在收到全款后需将多贷出的款项返还买方，则买方可多贷出接近36万元，足以覆盖首付款，实现‘零首付’购房。
“高评高贷”的模式是如何通过银行审核的？中介机构及少数银行业务人员都扮演关键角色。
“高评高贷”频发
据媒体报道，“高评高贷”虽然一直存在，但却在近期频繁发生，主要原因是有些地区二手房卖不动，部分中介机构就非法串通业主用这种方式骗取银行贷款。
加上部分购房者和炒房客通过此种方式维持现金流，赌注未来房价回升获利，中介机构为促成交易也积极配合。
广州市则是高发地。
2024年全年，广州二手房价格下跌了17.81%，价格回到了16年。
在这种情况下，银行对房子的评估进度没有跟上房价下跌的速度，很多银行评估价格没有及时更新，这就给“高评高贷”的操作留出更多操作空间。
在房价上涨期，即便“高评高贷”的断供了，银行机构也可以拍卖房子，利用不断上涨的房价覆盖贷款。但现在，显然覆盖不住了。
银行承担风险
“高评高贷”实际上就是将不良资产风险转嫁给银行，导致银行风险敞口扩大，从而不良贷款率上升，银行将面临较大的损失风险。
业内人士统计，“高评高贷”后的房产法拍后抵押率只有40%，即拍卖款与房贷之间有60%的缺口，如果房地产贷款集中于特定区域，可能导致风险区域性集中。
尤其是房价下跌时，资金紧张的购房者更易面临断供风险。银行则通过司法程序收回房产进行拍卖，从而形成法拍房激增。
据阿里司法拍卖官网公告显示，仅2025年9月至12月已挂牌和拟挂牌的住宅房产1.6万余项，其中仅新增一拍的项目就有近6000项。
从银行个人住房贷款的不良情况来看，Wind数据显示，截至2025年，9月3日，20余家银行披露了2025年上半年个人住房贷款不良贷款率，10家银行不良贷款率超过1%，多为地方城商行和农商行，其中2家银行个人住房贷款不良贷款率超过4%。
个别银行的房地产相关不良率已接近国际警戒线。
央视密集曝光
2026年5月,央视《法治在线》联合公安部经侦局曝光安徽芜湖一起特大房贷诈骗案。22名互不相识的外地贷款人同步断供失联，2000余万元银行贷款瞬间悬空，银行催收无果后紧急报警。
经查，该案是前银行员工勾结黑中介组成专业骗贷团伙实施的，该团伙专盯老旧房屋、安置房实施作案。通过签订阴阳合同虚高房价，将50万元房产虚报至100万元；伪造收入证明，把背债人月薪精准控制在8000至10000元，刻意规避银行风控核查。团伙先代缴半年月供稳住银行，拿到贷款后便集体卷款跑路。
不要以为受害人永远是银行，买房人也容易被骗。
2026年4月，深圳市人民检察院在官网上曝光了一起“高评高贷”买房人被骗130万的案件。
2025年4月，被害人燕某看中深圳市坪山区一套房产，因燕某资金不足，房产中介林某向其推荐“高评高贷”方式——通过做高房屋成交价获取更高贷款，实现低压力购房。
经磋商，三方达成“高评高贷”交易共识：房产实际成交价为300万元，但合同约定成交价为430万元。签订回款协议，卖方收到银行放款后，将多出的130万元返还给买方。
2025年6月10日，房屋过户当晚，林某与买卖双方共同签订回款协议，明确130万元转入买方燕某指定的账户。一小时后，林某单独折返，谎称“客户要求变更收款人”，拿出事先准备好的新协议要求卖方代理人李女士重新签署。李女士基于信任未仔细核对便签字确认。
实际上，新协议上的收款账户已被林某篡改为自己控制的账户。6月12日，卖方将130万元转入该账户后，林某迅速将款项用于偿还个人债务，剩余款项辗转多个账户，企图掩盖其非法占有事实。
燕某迟迟未收到回款，几番联系后才发现账户已被变更。她多次向林某索要无果后向公安机关报案。
案件移送检察机关审查起诉后，办案检察官第一时间与被害人取得联系，详细了解案情，指导侦查机关开展追赃挽损工作，并促成林某家属退赃退赔，帮助被害人挽回130万元全部损失。最终，法院以合同诈骗罪判处林某有期徒刑三年六个月，并处罚金三万元。
监管机构严查
当前银行及监管机构正加强对“高评高贷”操作的围堵和监管。国家金融监督管理总局官网公告显示，自年初以来，宁夏、湖北、江西、河南、重庆、安徽、浙江等十余个地方监管局相继发布“零首付”购房的风险提示公告，明确“高评高贷”“他方垫资”等购房套路的违法违规风险。
多地监管局在公告中强调，“零首付”购房活动营造出缓解首付款压力的错觉，实际仍然需要购房者以不同形式负担首付款，同时还需承担首付款相关利息、服务费、手续费等大量额外支出，实际成本可能远超银行贷款利息，加剧购房者财务压力。“零首付”购房不可行，警惕违法违规行为。
与此同时，银行也强化内部风控管理，减少“高评高贷”操作影响。目前银行已对查处案件进行专项分析，建立精准客户风险画像模型，对明显偏离评估结果的情况采取审慎态度。
同时，监管机构也要加强对评估机构的资质审查和行为监管，防止其参与虚高评估。
