Using a GrapheneOS tablet as the goto "computer" for now. Kid profile with whitelisted apps and content.
Xteink x4 is a great little dumb e-reader once you load crosspoint on it. Side loaded no DRM epubs only. I didn't enable network and it doesn't do any ads or recommendations if I did.
At first I was like "I should check out the new kimi model"
Then I realized the American government isn't competent enough to target the best models so it is probably fine to fully disregard.
Piracy makes total control of their media consumption easy. There is only one source of content and content only arrives there if I put it there.
A 20 year old unit is on outdated refrigerant that is getting extremely expensive due to EPA stuff.
Damn shame it came due before r290 is properly approved (unless you are in Europe where it already is) and available. It is far more efficient.

It really does. The right fabrics can save a lot of time and effort.
I think he's probably right on this one. I think in part because of coolant regulations and the design of these particular units. They were known to be kind of shit even 20 years ago when it was installed. The guy who owned the place before wasn't the best on maintenance either. The new owner is phenomenal and actually services things properly. Unfortunately, I think he's gonna be paying for the last guy's negligence. One reason I'm glad I decided not to go into real estate back when I was deciding between Bitcoin and real estate. The headache alone would've killed me by now.
I believe his maintenance crew is contracted across all his properties. I doubt they have incentive to lie but I don't know how that side works. Maybe they do. Everything he's said so far confirms my independent data collection and findings. And he said he was going to troubleshoot anyway to see if it can be saved, but figured it would be a replacement due to parts/coolant availability.
All this word salad to say I'm glad it isn't my problem.

I'm torn between it definitely does because landlords never maintain their shit and it definitely doesn't because HVAC techs are too lazy to troubleshoot and get sales commissions now so they think $10k HVAC systems are disposable.
