It's multi-faceted for me.
The most important thing for me is the fact that I fully own my presence here. I own my nsec, not some company or group of people. I, alone, own it. I don't really post opinions and takes that are at risk of being censored (in most cases) but I do sometimes, and was censored and even temp-banned by big tech socials back around 2020/2021 for doing so. I love the fact that they can't do that to me here, but it's more than just that.
I also love the decentralized aspect. Again, it goes back to the censorship and ownership concerns, but it's also nice to know that the network is resilient and anyone can get involved if they want. I control which relays I connect from, I decide what clients I want to use, I make the choice on what key signer(s) to use.
There's also the fact that because this is an open protocol, there's a boatload of potential for things to get bigger and better. Different styles of clients already exist to give you various types of experiences. The protocol can also be used beyond the traditional social media experience, as things like DEG Mods and Gamestr (and the games it links to) have shown us.
Of course, it doesn't hurt that Nostr has the zaps system. I wouldn't have any BTC whatsoever if not for zaps (long story but involves my refusal to KYC) and it's nice having a small kickback for posting quality content. That incentivizes people to post good stuff, not just engagement bait slop. Speaking of which, the lack of a tailored algorithm is really nice as well; I despise social media algorithms with a passion.
There's also a pretty solid community here. Sure, there are the obnoxious maxis and the libertarians and anarchists who constantly post politics and anti-establishment stuff, and there are some folks on here that really don't deserve any online presence (specifically a few pedo apologists I've run into). All of that does get very old, but overall, the Nostr community is full of people with an independent, freedom-loving mindset. As a traditionalist and constitutionalist, I find myself having a lot more in common with them than I would on other decentralized platforms.
Finally, I'm here because it's still so early and a lot about this space feels like the old web in the most incredible way. As a "late stage" Millennial (born in the 90s), I grew up on forums, chat rooms and old school social networks. Nostr, in a lot of ways, feels like a natural evolution of that rather than the behemoth that is big tech social networking. That nostalgic feel, along with the potential to get involved in building this place up long-term, really is a nice cherry on top of everything else I just listed!

### 香港“铺王”要破产了
一个800亿的收租帝国倒下了。
巅峰时，曾坐拥200余间核心商铺、资产估值近800亿港元，靠租金收入日入百万的香港“铺王”邓成波，以及他一手搭建的商业帝国，正迎来残酷性一幕。
近日，据香港高院披露，2022年-2024年间，因债权人三次追讨欠款，香港“铺王”邓成波指定的接班人、幼子邓耀升，被正式申请破产。仔细查看案件信息就能发现，将“铺王”之子推向破产边缘的这笔债务，竟然只有1599万港元，这与昔日800亿港元的资产估值形成庞大落差。
“铺王”之子被三度追债
说起来，邓耀升被申请破产，多少有些让人意外。要知道，他继承的是香港“铺王”邓成波用半生时间，积攒下来的豪门基业。
然而，就是这样一个依靠稳定收租的豪门，却欠下1599万港元的费用。根据公告，2026年4月9日，邓耀升累计欠款达1599万港元，这其中包括租金、管理费，以及差饷（香港俗称“房产税”），进而被债权人利盛发展有限公司告上法庭。
法律文书显示，这一欠款源于邓耀升在2019年通过旗下公司——嘉福（香港）有限公司，向利盛发展租下位于香港旺角亚皆老街31号的整栋物业，租约期为10年。其中，前五年月租105万港元，后五年月租为121万港元。但从2022年开始，邓耀升便开始拖欠租金及各类费用，累计欠款达到1599万港元。
也就是在这一年，这位“铺王”之子开始持续变现家族物业。统计显示，2022年，邓耀升共出售26项物业，涵盖位于荃湾汀兰居全幢服务式酒店、葵涌永基工业大厦72.53%业权、葵涌永昇工业大厦9成业权，以及位于旺角砵兰街60号旭逸酒店等，累计回笼资金72亿港元-78亿港元。
然而，这一系列的变现，并没有掩盖邓耀升的颓势。由于持续的欠租，利盛发展于2022年和2024年先后两次向香港法院提起诉讼，分别向邓耀升追讨1074万港元和525万港元，两者合计1599万港元，但邓耀升和其旗下公司始终未能履约。
2024年5月，利盛发展再次发出诉讼，除了追讨欠款外，还向法庭要求下令交还其整幢旺角物业。由于邓耀升始终未能执行，最终利盛发展通过这1599万港元的欠款，将邓耀升送上破产法庭，成为压垮“铺王”之子的最后一根稻草。
根据庭审，邓耀升一方已提出处置方案，其将以1.73亿港元的作价，出售旗下BVI持有的西贡豪宅物业。
出售后，邓耀升将足额偿还上述债务。同时，法院还明确规定：9月14日为最后还款日；若9月14日前未能结清欠款，法院将直接在9月21日颁布破产令，将其进入清算流程。
电灯学徒置业缔造
一个800亿收租帝国
邓耀升的破产申请案件之所以受到关注，不仅源于市场唏嘘，“铺王”之子竟然还不起这千万万的欠款，还在于其父亲邓成波一手缔造的800亿港元收租帝国。
追溯发现，邓耀升的父亲——邓成波出身清贫，年轻时只是一名电灯学徒。在学徒生涯中，邓成波打磨出远超常人的耐心与观察力，通过积攒多年的积蓄，在上世纪60年代初，踏入香港地产市场。
在投资过程中，邓成波精准踩准地产周期，把握时代红利。通过低买高卖的方式，在期房的投资中掘得第一桶金。此后，邓成波又摸索出一套独有的投资逻辑：只买临街旺铺、长期持有、低杠杆运营。
靠着稳定租金的获利，邓成波在业内也逐渐收获“铺王”的称号。邓成波认为，之所以始终以“低杠杆收租金”的方式运营，源于从电灯学徒起步的他发现，只要香港街边的霓虹灯闪烁，商铺就不会停业；只要商铺不会停业，租客就永远有收入，那么租金也能准时到账。
基于这样的简单逻辑，邓成波成功避开了多轮市场投机热潮，成为香港地产圈少有的“保守型”投资者。在离世前，他给儿子邓耀升留下的物业也超过200项，覆盖临街商铺、工业大厦与核心商厦等，而这些物业几乎全部在铜锣湾、尖沙咀、旺角等核心商圈。
有坊间传言，仅商铺租金这一项收入，邓家每日就可收取超百万港元租金。
最为关键的是，在1997亚洲金融风暴、2008全球金融危机，邓成波“屹立不倒”，始终依靠充足的现金流，在市场低谷时，逆势收铺，待行情回暖后又大规模扩张。
这种逆周期操作，让邓成波成为福布斯榜单一员。据福布斯香港富豪榜显示，2021年，邓成波以368亿港元身家上榜，位列全港第19位，其家族资产估值近800亿港元。不过，令人惋惜的是，同年5月，88岁的邓成波也离开人世，使得一代“铺王”就此谢幕。
临终前，邓成波反复叮嘱幼子邓耀升两件事：一是，切勿低价抛售家族核心优质铺位；二是，守住收租主业，不要轻易转型扩张。但如今来看，这份嘱托终究未能完全落地。
年付40亿利息
一举拖垮父亲“收租基业”
事实上，邓成波缔造的800亿港元收租帝国，被儿子“动摇”根基，已有迹可循。在邓成波生前，邓耀升便认为收租增长太慢，一心想通过资本运作做大家族产业。2017年-2018年间，邓耀升豪掷266亿港元，以借贷融资为主的方式，收购了14家酒店，全力押注酒店赛道。
同时，在2015年，他还入主港股创业板科技公司易通讯集团；后又在2020年大手笔拿下松龄护老集团控股权布局养老赛道，核心目的是将酒店资产整合进升域集团，谋求在2021年上市套现。
然而，市场的发展，始终未按照邓耀升的设想而展开。
2019年，随着香港本地消费的下滑，叠加入境游客的大幅减少，酒店行业入住率呈现断崖式下跌态势。但当时，邓耀升刚刚才完成多笔酒店业务的收购，入住率预期迅速急转直下，导致营收根本无法覆盖其日常运营开支。
与此同时，受疫情封关影响，2020年-2022年跨境游旅客也近乎归零，而酒店的人工、水电、贷款利息却是每月必须支付的刚性支出，这成为后续邓耀升财务危机最大的导火索。
而最致命的是，为筹措扩张资金，邓耀升把父亲留下来的核心商铺反复多层抵押，即一套物业抵押3-4次，这意味着除去银行贷款利息外，邓耀升还有年化10%-20%的财务公司贷款需要还，这让邓成波家族整体债务规模一路飙升至400亿港元。
若按10%的年化利息计算，邓耀升仅一年的利息支出就超过40亿港元，一举拖垮父亲邓成波用60余年时间，积累下来的商铺收租基业。
截至目前，在邓成波离开后，邓耀升已先后抛售了90处物业，累计套现近300亿港元。此外，2024年还至少有19项物业因无力偿还抵押贷款，被银行强制收回拍卖。
这一系列的变局，让两代人积累资产不仅流失过半，也让昔日依靠临街旺铺，稳收租金的豪门，轰然“倒塌”。
